What Guides Us
We earn trust through honest communication, ethical decisions, and accountability for our actions and commitments.
We proactively identify potential concerns and help boards make informed decisions to protect their community's resources and well-being.
We help communities anticipate future needs, establish shared priorities, and plan for sustainable improvements and long-term success.
How We Work
At Community Trust Partners, we begin by listening to each association's priorities and understanding residents' needs. We work alongside boards to establish goals, coordinate daily operations and community projects, and support informed decisions in accordance with applicable Florida statutes and the association's governing documents.
Our approach emphasizes timely communication, defined responsibilities, and consistent follow-through, with guidance from the association's legal counsel when needed. By keeping boards informed and residents heard, we build collaborative relationships that support each community's immediate needs and long-term goals.
Our Services
We deliver structured, responsive support tailored to the unique operational and financial demands of Florida associations.
Community Trust Partners provides onsite and portfolio-based association management tailored to each community's needs. We coordinate daily operations, support board priorities, respond to resident concerns, and emphasize clear communication, accountability, and consistent follow-through.
Community Trust Partners supports association financial operations through budget preparation, bookkeeping, assessment tracking, accounts-payable coordination, and regular financial reporting. We help boards understand their association's financial position, monitor expenses, and plan for upcoming needs. Independent audits, tax preparation, and specialized accounting advice remain the responsibility of qualified outside professionals.
Community Trust Partners provides administrative support through meeting coordination, notices, correspondence, record maintenance, and tracking board-directed action items. We also coordinate after-hours service calls for urgent community concerns according to established procedures and the management agreement.
Community Trust Partners coordinates vendor services and supports boards throughout the contract process, including obtaining proposals, comparing service options, tracking renewals, and monitoring vendor performance. Vendor selection and spending remain subject to board authorization, with legal review referred to the association's attorney when appropriate.
Community Trust Partners helps boards plan and coordinate community maintenance and improvement projects. We assist with setting priorities, obtaining proposals, organizing schedules, tracking approved budgets, and communicating progress. Technical evaluations, engineering, construction, and certification remain the responsibility of appropriately qualified providers.
Community Trust Partners is implementing Vantaca community-management software, a third-party platform, to connect financial information, communications, and service requests within one platform. AI assistance and automated workflows help streamline routine tasks, organize incoming requests, and support timely follow-through while maintaining professional human oversight.
